# Electrical subcontract, office renovation

## 1. Scope of work {#c-work}

E.L. performs this work for G.C. on the project of O.W.: electrical rough-in and finish work for the two-storey office renovation, including panels, circuits, lighting and fire alarm wiring, as shown on the contract drawings.

## 2. Schedule {#c-schedule}

E.L. starts work on 2027-03-01 and completes it by 2027-07-30. It follows G.C.'s project schedule and coordinates with the other trades on site.

Milestones:

- 2027-04-15: rough-in complete and ready for inspection
- 2027-07-16: finish work complete, tested and ready for final inspection

## 3. Price and payment {#c-price}

G.C. pays E.L. a fixed fee of 86000 USD for the work. E.L. invoices at the end of each month for the work done that month, and each invoice is due 30 days after its date.

## 4. Change orders {#c-change-orders}

E.L. does extra or changed work only on a written change order from G.C. that states the change in price and time.

## 5. Site, safety and cleanup {#c-site}

E.L. follows the site rules and safety requirements, keeps its work area clean, and removes its waste and equipment when its work is done.

## 6. Insurance {#c-insurance}

E.L. carries the insurance the parties list here and gives G.C. proof of it before starting work.

## 7. Defects {#c-defects}

E.L. fixes defects in its work that appear within the period the parties write here, at its own cost.

## 8. Main contract {#c-main-contract}

The parts of G.C.'s contract with O.W. that apply to E.L.'s work bind E.L. toward G.C. G.C. shares those parts with E.L. before work starts.

## 9. Service levels and limits {#c-service-levels}

These service levels apply: punch list fix time at most 10 days. These limits apply: total spending at most 86000 USD; written approval first for any single amount over 2500 USD.

## 10. Ending {#c-ending}

This subcontract runs from 2027-03-01 to 2027-07-30. If a party fails to do what this subcontract requires, the other may give written notice. If the failure is not fixed within 7 days of the notice, the other party may end this subcontract. It does not renew.

## 11. Disputes and governing law {#c-disputes}

If a dispute arises, the parties follow this path: talk first, then mediation. The law of the place where the project is located governs this agreement, and a dispute that is not settled is heard there.
